Bodaiju Residences sales gallery: the address, the route and what to check

The gallery is not at the construction site. It sits on the ground floor of a finished commercial block in the same part of Medini, with two furnished show units inside. Here is the address the developer uses, how to drive in from Singapore or JB, and the checklist I walk buyers through once we are standing in the unit.

The address

That is the address the developer, Creed Property Malaysia, prints on its own Facebook posts. The official launch was held here on Saturday 9 May 2026, from 10am to 3pm.

Read C-GF-01 as Block C, ground floor, unit 01. The building name is spelled three ways depending on who wrote the advert: Ion Akses, Ion Axess and ION Axxes. All of them are the same commercial precinct in Medini Zone C. If one spelling returns nothing in Waze or Google Maps, try the next one, or search for the street, Persiaran Medini Sentral 6.

The towers are somewhere else. Bodaiju Residences is going up on Parcel C11, Jalan Medini Sentral 5, which is a different road from the gallery. It is a working construction site, so set your navigation to the gallery and drive past the site afterwards to see how far the structure has got.

Opening hours

I could not find opening hours published by the developer on 7 October 2026, so I am not going to print a guess. Treat the gallery as appointment only. Fix a time before you travel and someone will be there with the current price list for the layout you care about.

Getting there

Medini is on the Second Link side of Johor, so from Singapore you cross at Tuas, not Woodlands. The developer's location plan gives these road distances from the project parcel. They are approximate, and the gallery is in the same zone, so they are good enough for planning the day.

If you are driving a Singapore-registered car, sort out the Vehicle Entry Permit before the day. Malaysia has enforced it at the Johor crossings since 1 July 2025. The compound for entering without a valid one is RM300, and there is a RM20 road charge each time you enter. Everyone in the car needs a passport. Bring yours into the gallery too, because a foreign buyer's eligibility check starts with it.

From Johor Bahru city the usual way in is the Iskandar Coastal Highway towards Iskandar Puteri, then the Medini exits.

What you will see inside

Two furnished show units, both full rooms you walk through. Type B is 753 sq ft with two bedrooms and two bathrooms. Type C is 893 sq ft with three bedrooms and two bathrooms. The main Bodaiju page has 16 photos of them if you want to look before you go.

Type C1, the 1,012 sq ft dual-key layout, has no show unit. You judge it from the floor plan, so ask the consultant to show you where the dividing door sits and what each half has. The project's marketing agent says the layouts without a show unit are marked out at full size on the gallery floor, and that the scale model is labelled 1:125.

A show unit is dressed to sell. The furniture is for display. The same marketing agent, quoting the developer's January 2026 specification, says a unit is handed over tiled and with sanitary ware, and without kitchen cabinets, wardrobes, water heaters, appliances or furniture. So as you walk round, take those out in your head and ask whether the room still works for you.

Seven things to check in the show unit

  1. Count the points. The developer's January 2026 specification lists the points for each layout, and they are in the table below. A point is only a connection. Ask in writing which air-conditioners, if any, are fitted at handover.
  2. Ceiling height. The published floor-to-floor height on residential floors is 3.15 m. That is slab to slab, so the ceiling you live under is lower. Measure the show unit and ask whether it is built to the real height.
  3. Bedroom sizes. Bring a tape measure. In Type B, measure the second bedroom with a bed and a wardrobe in mind, because wardrobes are not supplied. In Type C, do the same for the third bedroom.
  4. Kitchen and yard. With no cabinets at handover, look at the length of the kitchen wall and decide where the hob, fridge and washing machine go. The specification gives 3 bib taps for Type B and Type C and 4 for Type C1. Find them.
  5. Floors and bathroom walls. The specification says porcelain tiles throughout, bedrooms included, and bathroom wall tiles up to 2,400 mm high. Check that the tile under your feet is the tile in the schedule.
  6. Parking. Type B generally comes with one bay. Type C may have two bays or a tandem pair, and Type C1 has two. Tandem means one car blocks the other, so get the arrangement written on the booking form. The project has 1,446 bays on seven levels, 80 of them for visitors.
  7. Lifts and outlook. Each floor has 14 units served by three passenger lifts and one service lift. Tower A is 405 homes over 32 storeys and Tower B is 397 over 31. At the model, find your stack and see what it faces. The main page shows three Tower A outlooks: northeast unblocked, northeast corner with a far sea view, and southeast.

Papers to ask for before you talk price

Bodaiju is sold under a housing developer's licence and an advertising and sales permit. The numbers printed on the marketing material are licence APDL 30949/01-2030/0005 (N), valid 6 January 2025 to 5 January 2030, and permit 30949-1/11-2028/0935(N)-(S), valid 6 November 2025 to 5 November 2028. You can look up the licence yourself on the housing ministry's portal at teduh.kpkt.gov.my. The marketing agent notes that the registry shows the developer's former name, CI Medini Sdn. Bhd.

Then ask for the draft sale and purchase agreement with its schedule of finishes, and for the completion date as the agreement will state it. This site shows Q3 2028. The marketing agent quotes two other reference points: August 2028 as the estimate on the advertising permit, and 24 months from the date of your agreement for Tower A in the sales kit. Sign in October 2026 and 24 months takes you to October 2028. Ask which date binds the developer.

Last, get today's price and package for one specific unit on paper, with the floor, the facing and the parking bays. Starting prices are on the main page and I will not repeat them here, because the unit you pick is the one that matters. The running cost estimate is in the rental yield guide. How to book

I confirm the slot and the meeting point before you set off. The marketing agent puts a visit at about ninety minutes. I would keep that much free if you want the papers as well as the show units.

Coming from Singapore, take a morning slot and keep the afternoon. Sunway Iskandar is 1 km from the project and Legoland is 5 km, so lunch and a look round the neighbourhood fit into the same trip. On the way out, drive past Parcel C11 on Jalan Medini Sentral 5 and look at the towers.
